The Location Decision Is Really the Primary Decision

Choose Heritage Harbour if:
  • You want Annapolis culture, history, and waterfront dining within a short drive
  • Sailing, boating, or South River access is meaningful (even with the slip waitlist)
  • You prefer resale — ability to see a finished home, known comps, established community
  • Budget is $200K–$500K and you want the most community amenities per dollar
  • Golf is a priority (Heritage Harbour has an on-site course; Two Rivers doesn't)
Choose Two Rivers if:
  • You want new construction — builder warranty, modern floor plans, energy efficiency
  • MARC train access to DC/Baltimore is important (Odenton station ~2 miles)
  • You or a spouse have ties to Ft. Meade / NSA / DoD contractors in the Odenton corridor
  • You want to customize the home via a builder design center
