- Sun City (Original): The gold standard. Entire street grid designed for carts, rec centers all reachable by cart, neighbors wave from carts the way suburbanites wave from cars. The most mature cart culture in the Arizona 55+ market.

Do not assume cart-friendliness from the amenity list. During your tour, ask: Are the community streets designated for low-speed vehicles? Can I reach the clubhouse, pool, and pickleball courts by cart without crossing a non-community road? How many residents actually use carts daily? Is there a cart storage area at the rec center? The answers to those questions tell you more than any brochure.
Also check: does the community allow three- and four-wheel electric street-legal vehicles, or is it golf-cart-only? Some newer communities have rules that accommodate LSVs (low-speed vehicles) with turn signals and headlights, which widens your options significantly.

Visit on a weekday morning. If the rec center parking lot has carts alongside cars, the culture is real. If every cart is parked at a golf course and the lot is all SUVs, the community technically permits carts but does not actually live that way. One morning observation tells you everything.
