30 Days Before Closing

Moving Week

First 30 Days After Moving In

  1. File Form 50-114 with your county appraisal district — Williamson CAD (Georgetown) or Hays CAD (San Marcos) — to establish homestead and over-65 exemptions and school tax freeze

The One Thing Most Buyers Forget

The Texas homestead exemption and over-65 school tax freeze are not automatic — they require an active application. The most common and most costly mistake in the first year is failing to file Form 50-114 by April 30. Missing the deadline means paying full-rate property taxes for that entire year — a cost of $3,000–$5,000 for most buyers that cannot be recovered for the missed year (the two-year retroactive window covers prior years, not the current year after the April 30 deadline). File in your first 30 days. Do not wait.
