Talk to a Specialist →Idaho exempts Social Security from state income tax completely. No threshold, no phase-out, no income test. Every dollar of Social Security is tax-free in Idaho regardless of what else you earn.
Married couples 65 and older deduct up to $95,870 of qualifying retirement income — IRA distributions, 401(k) withdrawals, pension income — from Idaho taxable income. A couple drawing $95,870 or less in retirement income plus Social Security pays zero Idaho income tax. Above the threshold, Idaho’s flat 5.8% applies. For most retirees, Idaho is functionally equivalent to Nevada or Washington on income tax without Nevada’s desert heat or Washington’s costs.
50% of assessed value up to $125,000 reduction — applied automatically once you file in year one. On a $550,000 Ada County home, this saves approximately $950/year vs no exemption. Apply in year one with the county assessor. Renews automatically thereafter.
St. Luke’s Boise Medical Center has been named one of the top 15 health systems in the country for 8 consecutive years and is ranked #1 in Idaho by U.S. News. High performing in 18 adult procedures and conditions. 15–30 minutes from every community we cover. This is the only top-15 health system anchor in any Western retirement market in our coverage outside of what California offers.
High desert climate — dry, sunny, and genuinely beautiful for much of the year. The Boise River Greenbelt provides 25+ miles of continuous trail through the city. Bogus Basin ski area is 45 minutes away. The Sawtooth Mountains and Stanley Basin are 2.5 hours east. For buyers whose retirement identity includes outdoor activity, Boise has genuine infrastructure — not just a climate claim.
No other market in our coverage produces the equity math that Boise does for California buyers. Bay Area and SoCal homes selling at $850K–$1.3M are converting into Treasure Valley communities at $356K–$700K, banking $300K–$700K in liquid equity. The lifestyle upgrade is real and simultaneous.

Boise averages 39 days per year above 100°F. It is dry heat — not humid like Nashville or Jacksonville — which many buyers find more tolerable. But 100°F+ is 100°F+ and outdoor activity is limited on peak summer days. The trade-off vs Phoenix: Boise’s heat is shorter and slightly less extreme. The trade-off vs Denver: Boise runs hotter in summer. Know what you are signing up for.
Boise averages 20 inches of snow per year and January lows average 27°F. This is real winter by any Sun Belt standard. California and Arizona buyers consistently underestimate Boise’s winter. The upside: skiing is 45 minutes away and spring arrives earlier than most of the Mountain West. But if you moved from California specifically to escape winter, Boise is not the right answer.
We cover 6 Treasure Valley communities. Phoenix has more than 100. Tampa Bay has more than 20. The Villages is a city. Boise’s 55+ infrastructure is growing but it is not yet at the depth of the major Sun Belt markets. If you want maximum community selection with the deepest established social infrastructure, Phoenix or Tampa Bay is the right answer.
Idaho’s flat 5.8% applies to income above the deduction threshold. For couples drawing significantly above $95,870 in retirement income, Idaho is not equivalent to Nevada or Washington. Run your specific income profile against Idaho’s deduction structure before assuming the income tax comparison is favorable.
California and Pacific Northwest buyers converting high home equity into Treasure Valley communities. Buyers who want outdoor recreation infrastructure — skiing, cycling, hiking — as part of their retirement. Buyers who can tolerate hot dry summers and mild winters. Buyers whose income profile falls within the Idaho retirement deduction threshold. Buyers who want St. Luke’s top-15 healthcare within 30 minutes.
Buyers who want no winter at all: Phoenix, Las Vegas, or Sarasota. Buyers who want the largest 55+ community selection with the deepest social infrastructure: Phoenix, Tampa Bay, The Villages. Buyers coming from Texas or other zero-income-tax states where the tax arbitrage is minimal: the financial case is weaker. Buyers who specifically want ocean or beach access: the Pacific Coast is 5+ hours from Boise.
We cover 16 markets. Tell us your priorities and we will point you to the right one — even if it is not Boise.
