What Drives the High End

Neighborhoods with full lawn care included in the HOA — meaning the HOA maintains your yard, mulches beds, trims shrubs, and keeps the exterior presentable without any action required from the homeowner — charge more. This is a genuine service worth paying for if you want a truly low-maintenance retirement. The premium is real but so is the value.

Some premium sections also include additional services like exterior painting schedules, gutter cleaning, and enhanced common area landscaping that justify higher neighborhood HOA rates.

What Drives the Low End

Detached single-family homes in sections without full lawn care service. The master HOA still provides all community amenity access, but the homeowner is responsible for their own lawn maintenance (or can hire it independently — typically $100–$150/month in the Leland area).
