The SC 65+ Homestead Exemption — Complete How-To
South Carolina's homestead exemption for residents 65+ dramatically reduces property taxes. Here's exactly how to apply:
For Sun City Carolina Lakes and Roselyn (Lancaster County)
Apply at the Lancaster County Assessor's Office
Location: 101 N. Main Street, Lancaster, SC 29720
Deadline: Apply before the county's application cutoff date (typically January 15 for the upcoming tax year)
Apply within 60 days of closing to protect first-year eligibility
Required documents: proof of age (driver's license or birth certificate), proof of primary residence (closing documents), deed
Reapplication not typically required once approved as primary residence
For Four Seasons at Gold Hill (York County)
Apply at the York County Assessor's Office
Location: 1070 Heckle Blvd, Rock Hill, SC 29732
Same documentation requirements as Lancaster County
Apply promptly after closing
You must have SC as your legal primary residence. You cannot claim the SC exemption if you also have an active homestead exemption in another state. Establish SC domicile (SC driver's license, voter registration, vehicle registration) before applying. Claiming exemptions in two states simultaneously is tax fraud.
NC Homestead Exemption for Comparison
North Carolina also offers property tax relief for 65+ residents, but the benefit is smaller than SC's program:
NC Elderly/Disabled Exclusion: excludes the greater of $25,000 or 50% of the assessed value from taxation (subject to income limits)
Income limit: typically household income must be below ~$33,800/year (subject to change)
Apply at your county tax office: Mecklenburg, Lincoln, or Gaston depending on your community
The benefit: on a $400K home assessed at $400K, excluding $200,000 (50%) saves approximately $1,500–$1,860/year depending on county
This is meaningful but substantially smaller than SC's program. It also comes with an income limit that excludes many buyers with retirement investment income, pension income, and Social Security.
