Best for: buyers right-sizing from a larger home who genuinely need 2 bedrooms, not 3. Open-concept kitchen/living/dining, private primary suite, secondary bedroom with adjacent full bath for guests. Lowest price entry into Cresswind with all community access. Monthly carrying costs are lower due to lower purchase price despite Mecklenburg County taxes.

Laurel — Kolter Signature Mid-Range (~1,900–2,400 sq ft)

2–3 bed / 2–2.5 bath · 2-car garage · Award-winning design

Best for: the broadest buyer profile — 2 full bedrooms with meaningful flex space, larger kitchen, better primary suite proportions. The Laurel won Gold in the 2024 Charlotte Parade of Homes (People's Choice). It's the sweet spot plan for most Cresswind buyers — enough space without excess overhead. Most popular resale plan in the community.

Riley — Premium Larger Ranch (~2,400–3,200 sq ft)

3–4 bed / 2–3 bath · 2-car garage · Semi-custom options

Best for: buyers from 3,000+ sq ft family homes who are right-sizing modestly rather than dramatically. Won Silver (People's Choice) in 2024 Parade of Homes. Larger great room, expanded kitchen, true flex rooms usable as dedicated home office or hobby room. The Riley at Cresswind Wesley Chapel won the Silver — similar plan between the two communities. Premium price tier.

Estate Plans (~3,000–4,000 sq ft)

3–5 bed / 3–4 bath · 2–3 car garage · Fully customizable

Best for: buyers who specifically need the largest plans — multi-generational living, extensive home office needs, or buyers who simply want significant square footage. These plans push Cresswind Charlotte's price ceiling ($600K+) and carry the highest Mecklenburg County tax burden. Consider whether the space will actually be used before committing to the carrying cost differential.

Cresswind's On-Site Design Studio

Cresswind Charlotte has a physical design studio at the community — one of the better active adult design center experiences in the Charlotte market. Kolter trains its design consultants specifically for 55+ buyer preferences: aging-in-place features (wider doorways, curbless showers, grab bar blocking), smart home integration options, and finishes that work for the community's aesthetic. Plan 2–3 full days for design center selections; buyers who rush this process consistently report regret on specific choices.

Cresswind Resale vs New Construction Floor Plans

Cresswind Charlotte has some remaining new construction, but many buyers are now purchasing resale. Resale homes in the community were built earlier (2016–2022) and reflect that era's design center selections — which were often very conservative (beige LVP, white cabinets, standard granite).
