Encanterra Floor Plans: What the Brochure Doesn't Say

Shea's Solano, Sereno, Elegante, and Maravilla series each read clean on a spec sheet. Lot availability, standard-vs-upgrade finishes, and real build timelines are messier. Here is the brochure line next to what actually happens at the design center and on the release map.

Brochure Line vs. What Actually Happens

The Brochure SaysWhat Actually Happens
"Choose your dream floor plan"Shea releases lots in phases. The specific series you want may only be available on interior lots this quarter — golf-view and preserve-backing lots in your price tier often sell before the plan is publicly listed. Ask for the current release map, not just the brochure lineup.
"Starting from the $500s"That figure is the Solano Series base price on a standard interior lot with builder-standard finishes. Add a golf-course lot premium, structural options, and Shea's design-center upgrades and a Sereno or Elegante buyer routinely lands $80K–$180K above the series' advertised floor.
"2.5–3 car garage"The half-garage bay is sized for a golf cart, not a full-size vehicle or storage shelving. If you plan to park a truck or SUV in that third bay, measure the model home garage yourself — don't assume the floor plan PDF's dimensions translate to usable clearance.
"Move-in ready in months"Shea's quoted 6–12 month build timeline assumes no permitting delays, no material backorders, and no structural option changes after the walk. Anyone who has closed on an Encanterra new build in the last few years can tell you the realistic range runs longer, especially for Elegante and Maravilla with more structural options.
"Level 3 cabinets, quartz, tile standard"Standard finish levels differ by series and by release wave — what was standard in an early Sereno release is not guaranteed to be standard in the current one. Get the current spec sheet for the specific lot and release, not a photo of a 2022 model home.

Which Series Actually Fits Your Budget

Solano (1,500–1,900 sq ft, $500K–$620K) is the honest entry point — same Algarve Club access, same Tom Lehman golf eligibility, smaller footprint. Sereno (1,900–2,400 sq ft, $620K–$780K) is the plan most buyers actually close on; treat it as Encanterra's true "typical" home rather than the advertised floor. Elegante and the Maravilla premium tier (up to 3,200 sq ft, $900K–$1M+) are where lot premiums and structural options do the most damage to the sticker price — a Maravilla golf-view lot with an outdoor kitchen option can run well past $1M before design-center selections.

The lot matters more than the plan. Two identical Sereno-series homes on different lots inside Encanterra can differ by $60K–$100K purely on golf-course or preserve-backing premiums. Before you fall in love with a floor plan, ask which specific lots in the current release actually carry that plan — the plan you tour in the model center is not always the plan available on the lot you want.

New Construction vs. Resale — The Real Trade

Shea's own materials price new construction at a 10–15% premium over comparable resale, and that premium buys a real 1/2/10 structural warranty plus your choice of current finish packages — not nothing. What it doesn't buy is certainty on the calendar. Resale closes in 30–45 days with a known, inspectable product. New construction gives you a blank slate and a schedule that depends on Shea's release pace, not yours. If your move depends on a hard date — downsizing sale, lease expiration, a spouse's retirement date — get brutally specific with your sales rep about which construction wave your lot sits in before you sign a Purchase and Sale Agreement.

What to Verify Before You Sign

Confirm three things in writing, not from memory of a sales conversation: (1) the exact standard finish spec sheet for your release wave, since "standard" has shifted across Encanterra's build-out; (2) whether your specific lot carries a golf-course, preserve, or lake premium and how that premium is calculated; and (3) the current estimated completion window for your phase, with a written change-order policy if the schedule slips. Encanterra's Algarve Club and golf membership structure add their own HOA math on top of the home price — run that separately from the floor plan cost.
