At $350-$534/month, Four Seasons' HOA covers the 24,000 sq ft clubhouse, resort pool, tennis and pickleball courts, fitness center, a full-time lifestyle director, 24/7 guard-gated security, and common area maintenance. That is a reasonable fee for the amenity package. But unlike a condo community where the HOA handles your exterior maintenance, roof, and building insurance, at Four Seasons you handle all of that yourself. Budget accordingly: your annual maintenance reserve should be $3,000-$6,000 on top of the HOA for a home in the $900K-$1.2M range.

5. Parkland Is Not Just a City — It Is an Identity

Parkland, Florida has a specific community identity: A-rated schools, one of the lowest crime rates in Broward County, a deliberately suburban and family-oriented character. The city's population is approximately 35,000, and it consistently ranks among the safest cities in Florida. For 55+ buyers, the school ratings do not directly matter — but the community culture that produces those ratings (involved residents, well-maintained neighborhoods, responsive local government) creates a quality-of-life environment that does matter. Four Seasons buyers do not cross-shop with $200K condos in Tamarac. They cross-shop with GL Homes' Valencia series in Boynton Beach ($500K-$1.2M), Seven Bridges in Delray Beach ($700K-$2M+), and Boca Raton luxury communities. The competitive set is Palm Beach County, not Broward County condo communities. When evaluating Four Seasons, the meaningful questions are: Do you want to be in Broward (Fort Lauderdale airport, Broward tax rates) or Palm Beach (Palm Beach airport, Palm Beach cultural institutions)? Is 538 homes intimate enough or do you want a larger community? Does K. Hovnanian construction compare favorably to GL Homes or Toll Brothers?
