Most buyers have heard “gated golf community in West Chester” and that's about it. What they don't know usually surfaces mid-tour or mid-transaction — at the worst time. These seven things are what we tell every buyer before they set foot inside the gate.
Thing 1
The HOA fee you were quoted is probably only half the story
Hershey's Mill has two HOA fees: the master community fee covering gates, security, golf course grounds, pools, tennis, and community center — and your village's HOA fee covering exterior maintenance of the homes in your specific village. The combined total is what you actually pay monthly. Buyers who ask “what's the HOA?” and get one number have incomplete information. Always ask: “What is the master fee AND what is this specific village's fee?” Village fees vary significantly and can equal or exceed the master fee.
Thing 2
Owning a home doesn't automatically include golf
Hershey's Mill has an 18-hole Arthur Hills-designed championship golf course. Buying a home in the community does not automatically give you golf membership. Golf membership is a separate arrangement and varies by village — some have deeded access rights, others do not. If golf is a primary reason you're considering Hershey's Mill, confirm the golf membership structure for the specific village and home before proceeding. Don't assume.
Thing 3
You can't just drive in and look around
The 24-hour gated entrance means the community is genuinely private. You cannot drive in without being a resident, a guest of a resident, or a licensed agent with a scheduled showing. The exception: Hershey's Mill holds Open Community Days twice a year — spring and fall — when prospective buyers can tour without an appointment. If you want to visit outside those events, you need an agent with a scheduled showing appointment. Plan accordingly.
Thing 4
The 25 villages are genuinely different from each other
Hershey's Mill has 25 named villages within the 800 acres, and they differ meaningfully — in home type (detached vs attached), proximity to the golf course, age of construction, price range, and village HOA fee. A Birchwood home and a Covered Bridge home are not the same product. Which village you buy in matters as much as buying in the community. Your agent should know the villages and guide you toward the ones that match your priorities.
Thing 5
Inventory is always tight — don't wait for the right listing to appear
Hershey's Mill residents don't leave. The community's combination of gated security, golf, exterior HOA maintenance, and established social infrastructure creates unusually high retention. Many villages have gone months without a single listing. If Hershey's Mill is on your list, engage a Bucks/Chester County agent early and ask about off-market opportunities, estate sales, and pre-listings. Waiting for something to show up on Zillow is a losing strategy here.
Thing 6
The two-tier HOA covers more than most people realize
When buyers first hear about the two-tier HOA, the reaction is often “why am I paying twice?” The answer is what it covers. Most village HOAs at Hershey's Mill cover roof replacement, exterior paint/staining, and exterior structural maintenance for individual homes — expenses that typically cost $15,000–$30,000+ when they fall due. These costs are pooled across the village and funded through the village fee rather than hitting any single homeowner with a surprise bill. The two-tier structure is actually a financial feature, not a bug.

For buyers who prioritize healthcare proximity — and most 55+ buyers should — Penn Medicine Chester County Hospital in West Chester is approximately 4 miles from Hershey's Mill's main gate. It is a full-service acute care hospital with an emergency department. Jefferson Hospital, Paoli Hospital, and Penn Presbyterian are all within 20–35 minutes. The healthcare infrastructure around Hershey's Mill is among the best of any 55+ community in the Philadelphia suburbs.
