Lower purchase price for equivalent square footage. May need updates (kitchen, baths). No builder warranty — inspection is critical. More location choices including premium lots.
Trilogy at Summerlin (Shea Homes) completed its buildout around 2020 — there is no new construction available at Trilogy, only resale. Sun City Summerlin, Sun City Anthem, Siena, Solera, and MacDonald Ranch are all fully built-out communities with resale-only inventory.
New 55+ construction options that may be available in the broader Las Vegas market (not the established communities we cover) include Del Webb developments periodically announced in the northwest Las Vegas valley. For established communities like Sun City Summerlin, buying resale has a specific advantage: you know exactly what you're getting. The community character, club culture, rec center quality, and social environment are established facts, not promises. Buyers at a new 55+ community are buying a vision; buyers at an established community are buying a known quantity.
Sun City Summerlin homes from 1989–2003 are 23–37 years old by 2026. Many have been renovated by successive owners; some have original 1990s kitchens and baths. The opportunity: renovated homes sell at a premium, but unrenovated homes at a lower price give buyers the chance to customize finishes to current tastes at total costs sometimes below equivalent renovated homes. Know your preference before shopping — the "renovate yourself" buyer and the "turnkey" buyer are shopping different inventory at very different price points within the same community.
