You get all the amenity access (4 rec centers, 3 golf courses, 80+ clubs) for the same ~$230/month HOA as buyers spending $700K. The trade is square footage, not lifestyle. This is the path to maximum amenities at minimum price in Las Vegas.

North Las Vegas Aliante location isn't Summerlin but it's a well-developed master-plan area. Best choice for budget buyers who specifically need a gate.
Full Ardiente Profile →Henderson's value play. Entry-level homes start around $350K, HOA is the lowest in Henderson at ~$200/month, and the location is excellent. This gets you Del Webb quality and the Henderson location at the market's lowest all-in monthly cost (~$720/month total).
Full Solera Profile →Occasionally has homes in the $340K range for smaller or older-section properties. 2,000 homes, full rec center, ~$210/month HOA. A slightly more curated community feel than Solera with similar price access at the entry level.
Full MacDonald Ranch Profile →At Sun City Summerlin, under-$400K homes are typically attached villas (townhome-style, shared walls) or older sections with smaller lots and 1980s–1990s construction. You access identical amenities to buyers at $700K. The lifestyle inside the rec centers, on the golf courses, and in the clubs is identical. What changes is private square footage and lot size.
At Ardiente, you gain the gate but trade the Summerlin location and the larger community social infrastructure. For buyers who don't have a specific Summerlin or Henderson preference, Ardiente is the rational budget choice.
A buyer spending $350K in Las Vegas vs $350K in their home state who escapes $5,000/year in state income taxes is saving $416/month in perpetuity. For budget buyers where every dollar matters, the Nevada tax advantage is proportionally more meaningful than for high-income buyers where $5K/year is a rounding error. The affordability case for Las Vegas is strongest for moderate-income retirees who pay meaningful state taxes in their current state.
