What NY Buyers Typically Value Most in Charlotte
The dramatic cost-of-living reduction. Everything is meaningfully less expensive than Westchester or Long Island — restaurants, services, groceries, housing. NY transplants consistently describe a financial liberation that exceeds their expectations.
Charlotte Douglas Airport's connectivity. CLT is an American Airlines hub with direct flights to JFK, LaGuardia, Newark, Boston, DC, and virtually every major Northeast city. NY transplants visiting family have better direct flight options from CLT than some NY airports offer to Charlotte.
The cultural scene has matured. Charlotte is not New York — but the Blumenthal Performing Arts Center, the NASCAR Hall of Fame, NoDa arts district, and the Uptown Charlotte dining scene are substantively better than what most NY suburbs offered locally. This pleasantly surprises NY transplants who expected to be in a cultural desert.
The lack of state income tax on Social Security. NY taxes Social Security income in some circumstances; NC and SC do not. For buyers living primarily on SS income, this is a direct financial benefit.
NY-Specific Adjustments to Expect
The pace shift is dramatic. The NY metro pace — from driving to service to conversation — is different from the South. NY transplants often describe the first 3–6 months as disorienting. Almost universally, by year two, they describe it as their favorite part of the move.
The food scene is good but not New York. Charlotte has excellent restaurants. It doesn't have the ethnic food density of Queens, the bagel culture of Long Island, or the pizza of literally anywhere in the NY metro. These are real gaps some NY transplants feel acutely in year one.
Trilogy Lake Norman appeals to Westchester/Connecticut buyers. Buyers accustomed to a certain standard of residential luxury and who have the retirement income to support it often find Trilogy's resort aesthetic familiar and appealing — comparable to luxury gated communities they've seen in New York's outer suburbs.

NY Exit Tax — Critical for High-Earning Retirees
New York State aggressively pursues departing high-income residents. Important points:
New York has no special exit tax, but NY taxes all income earned while domiciled in NY — including IRA distributions in the year of departure
NY's residency rules are strict — you must demonstrate you've truly abandoned NY domicile (183-day rule, plus change all significant ties)
High-income NY retirees with large IRA distributions, pensions, or investment income should work with a CPA experienced in NY departure before relocating
The financial benefit is large enough to justify this complexity — but do it right
