Ocala 55+ Communities With No CDD Bonds

CDD bonds can add $1,500–$3,000+ per year to your carrying cost for 20–30 years. They are not covered by the Florida Homestead exemption or the Save Our Homes cap. Here is which Ocala communities have them and which do not.

What CDD Bonds Are

Community Development District bonds are government-issued infrastructure financing instruments used to fund roads, utilities, recreational facilities, and other development costs. They attach to individual parcels and appear as a separate line item on your annual property tax bill. They are not part of the HOA fee. They are not covered by the Florida Homestead exemption. They are not capped by the Save Our Homes assessment limit. You pay the full amount every year until the bond matures — typically 20–30 years from issuance.

CDD bonds became standard financing tools for large Florida developments starting in the 1990s and accelerating through the 2000s. Communities built before the early 1990s generally have no CDDs. Communities built from the mid-1990s onward may or may not — it depends on whether the developer used CDD financing for that specific project.
