North Las Vegas: The Value Corridor Serious Buyers Shouldn't Skip

North Las Vegas sits on the valley's north side along the I-15 corridor, roughly 28–32 minutes from the airport and the Strip — the longest commute of the three Las Vegas corridors in this series, and the reason its four 55+ communities carry some of the lowest entry prices in the entire metro.

Defining This Corridor

I-15 runs north-south through this corridor, connecting toward Aliante and the northern edge of the valley. Valley Hospital serves as the primary nearby medical center, generally a 15–18 minute drive from these communities — further than St. Rose Dominican is from most Henderson communities, or Summerlin Hospital from the west side. The Aliante Casino and its surrounding retail give the northern part of this corridor its own commercial anchor, and the Aliante Golf Club sits directly adjacent to Sun City Aliante.

Why the Price Gap Is So Large

Clark County's effective property tax rate of roughly 0.5–0.6% applies uniformly here just as it does in Henderson and Summerlin — the tax math doesn't change based on which corridor you choose. What changes is the underlying home value: North Las Vegas communities generally price $100K–$300K below comparable-scale Henderson or Summerlin communities, driven mostly by the longer commute to the Strip and airport and a less-established retail and dining identity nearby.

CommunityPrice RangeEst. Tax on $350K (0.55%)
Sun City Aliante$250K–$450K~$1,925/yr
Los Prados$250K–$400K~$1,925/yr
Del Webb at North Ranch$400K–$500K~$1,925/yr (on $350K basis)
Nevada caps annual property tax increases at 3% for a primary residence, and there is no state income tax anywhere in Nevada — both advantages apply identically whether you buy here or in Henderson or Summerlin, so the corridor decision really comes down to home price and commute, not tax structure.

The Real Trade-Offs

The commute is the honest cost of this corridor — 28–32 minutes to the airport and Strip is meaningfully longer than Summerlin's ~25 minutes or Henderson's 20–25 minutes for most communities. Valley Hospital, while a real regional facility, doesn't carry quite the same brand recognition locally as Summerlin Hospital or St. Rose Dominican. The retail and dining scene immediately surrounding these four communities is thinner than Green Valley Ranch (Henderson) or Downtown Summerlin, though the Aliante Casino district fills some of that gap for Sun City Aliante and Ardiente residents specifically.

In exchange, buyers get the lowest entry prices of any corridor in this Las Vegas series, which matters enormously for California equity-conversion buyers who want to bank the largest possible amount of home-sale proceeds, or for buyers on a fixed retirement income who simply need the lowest carrying cost.

Who Should Look Here First

North Las Vegas fits buyers for whom price is the single biggest factor, who are comfortable with a slightly longer drive to the Strip and airport, and who don't need to be within a 10-minute drive of a major retail district. It's an especially strong fit for golfers considering Sun City Aliante's on-site course at a lower price point than comparable golf communities elsewhere in the valley. It's a weaker fit for buyers who want to minimize airport drive time or who want Summerlin's or Henderson's deeper retail and dining infrastructure nearby.
