Orlando vs Sarasota
The 2026 Comparison

Two of Florida's top 55+ markets — the Gulf Coast beach lifestyle vs the Disney corridor inland community. The complete honest comparison of cost, community options, healthcare, and what each market actually delivers.

What You’re Actually Choosing Between

Sarasota offers the Gulf Coast lifestyle: genuine beach access on Siesta Key and Lido Beach, a nationally recognized arts scene, downtown Sarasota’s walkable restaurant and theater culture, and a physical environment built around the Gulf of Mexico. Orlando offers Central Florida’s massive 55+ community infrastructure, Disney proximity, lower home prices, and the Lake Nona Medical City corridor that has no equivalent in the Sarasota market.

The decision is fundamentally about lifestyle vision: beach-centric coast vs inland community activity. Both markets work well for retirement — they serve different buyers.

What Your Money Buys

Home prices: Sarasota’s most desirable 55+ communities — Lakewood Ranch, Wellen Park — run $400K–$800K+ for comparable homes. Orlando’s best communities (VillageWalk, Twin Lakes, Del Webb Sunbridge) run $380K–$650K. The price gap narrows in 2026 vs five years ago; Orlando’s market has appreciated.

Property taxes: Sarasota County effective rate approximately 0.82% — slightly lower than most Orlando-area counties except Lake County (0.85%). On a $500K home: Sarasota ~$410/month after homestead, Lake County ~$319/month, Osceola ~$349/month. Sarasota’s rate is favorable but not dramatically different from the best Orlando county options.

Insurance: Gulf Coast communities in Sarasota carry materially higher hurricane insurance premiums than inland Central Florida. A $500K Sarasota home insures for $3,500–$6,000/year. The same home in Clermont runs $2,000–$3,400/year. This gap — $1,500–$2,600/year — is the most significant recurring cost difference between the two markets and it is permanent.

The insurance math over 20 years: At $2,000/year higher insurance for Sarasota coastal living, the cumulative premium gap reaches $40,000 over 20 years vs comparable inland Central Florida homes. For direct beachfront properties the gap is larger. This is the hidden cost of the Gulf Coast lifestyle that most buyers underweight when comparing markets.

What Each Market Offers

Sarasota: Lakewood Ranch (multiple villages, massive scale), Wellen Park (newer master plan near Venice), various Palm Aire, University Park, and waterfront communities. The market has depth and variety but fewer dedicated large-scale 55+ communities than Orlando.

Orlando: 25+ dedicated 55+ communities across 4 counties at every price point and lifestyle preference. The sheer variety — golf-included, lakefront, condo, new construction, resort-scale amenities — is unmatched by any single Florida metro except The Villages.

Medical Access in Each Market

Sarasota Memorial Hospital is a strong regional medical center. Sarasota’s healthcare infrastructure is solid for a mid-sized metro. It does not have anything comparable to Lake Nona Medical City — there is no academic medical campus in the Sarasota market.

Orlando’s Lake Nona corridor offers VA, Nemours, UCF Medical, and AdventHealth within five minutes of VillageWalk and Gatherings. For buyers who specifically value academic medicine access, the Orlando corridor has no Sarasota equivalent.

Which Market Wins for Which Buyer

Choose Sarasota if: Gulf Coast beach access is a non-negotiable daily-life priority, you value arts, theater, and downtown walkability, you can absorb $1,500–$2,600/year more in insurance costs, and you prefer a more urban-lite environment over a purpose-built active adult community.

Choose Orlando if: You want the widest variety of dedicated 55+ communities, the most aggressive value at comparable price points, lower insurance costs, and access to the Lake Nona Medical City corridor. Disney proximity and MCO airport access are bonuses, not primary reasons.
