Retiring from Arizona to Las Vegas — Does the Move Make Sense?

AZ to NV · Financial Case · When It Works · 7 min read

Arizona and Nevada are both desert retirement markets with reasonable tax environments. Moving between them isn't as dramatic a financial shift as moving from California or New York. So is there actually a case for Arizona retirees to move to Las Vegas? Sometimes yes — and the reasons are more specific than you'd think.

Arizona vs Nevada — What Actually Differs

Arizona (Phoenix / Scottsdale)

  • State income tax: 2.5% flat rate (2023+)
  • SS income: NOT taxed by AZ
  • IRA/401(k): TAXED at 2.5%
  • Property tax: ~0.6–0.8% effective
  • 55+ community selection: largest in US (Sun City, Del Webb, etc.)
  • Summer heat: 115°F Phoenix valley peak
  • Mayo Clinic Scottsdale: major healthcare advantage

Nevada (Las Vegas)

  • State income tax: 0%
  • All income: NOT taxed
  • Property tax: ~0.5–0.7% effective
  • 55+ community selection: 8 major communities
  • Summer heat: ~100–105°F at Summerlin (cooler than Phoenix)
  • No Mayo Clinic — Summerlin/Henderson hospitals
  • Las Vegas entertainment world-class

The Real Annual Savings — Phoenix Area Retiree Moving to Las Vegas

Typical Phoenix/Scottsdale Retiree — Annual Savings Moving to Las Vegas

AZ income tax eliminated (IRA + investment at 2.5% on ~$80K taxable)~$2,000/yr
Property tax difference (modest — both states similar)~$500–$1,000/yr
Home equity difference (similar market prices)Roughly neutral
Total estimated annual financial improvement~$2,500–$3,000/yr

The Honest Assessment: The Financial Case Is Weak

Arizona's 2.5% flat income tax is low. The annual savings of moving to Nevada are real but modest — approximately $2,000–$3,000/year for a typical retirement income level. That's $167–$250/month, which doesn't justify a major relocation on financial grounds alone.

The cases where Arizona-to-Las Vegas makes sense are non-financial: you prefer Las Vegas's entertainment ecosystem, you have family or social ties to Las Vegas, you specifically want one of the Las Vegas 55+ communities (Siena's Italian aesthetic, Revere Golf Club's canyon courses), or you find Summerlin's setting more appealing than Phoenix's sprawl. These are valid reasons — they're just lifestyle reasons, not primarily financial ones.

What Las Vegas Has That Phoenix Doesn't

The Strip and its entertainment ecosystem (concerts, sporting events, shows, dining) are genuinely world-class and accessible from Las Vegas 55+ communities in a way that has no equivalent in Phoenix. Red Rock Canyon and Valley of Fire provide dramatic desert landscapes 10–20 minutes from Summerlin communities. The Las Vegas metropolitan area, while sprawling, is notably less sprawling than Phoenix's 2,000+ square mile metro. Travel hub LAS (Harry Reid International) has excellent connections for retirees who plan to travel frequently.
