Where Jacksonville falls short: It is not culturally dense in Jacksonville proper. Downtown Jacksonville has been in intermittent revitalization mode for decades. The arts, restaurant, and cultural scene is thinner than Charlotte, Raleigh, Austin, or even Sarasota for its size. Humidity is real. Buyers who want rich urban culture within the community — look at markets with proximity to larger city cores. Buyers who want the simplest HOA structure — the Nocatee CDD complexity is a legitimate reason to consider Myrtle Beach, Hilton Head, or other markets with cleaner cost structures.
