Retiring to Northern Virginia — The Honest Review

The rare 55+ market where the strongest argument isn’t lower cost — it’s staying close to family, world-class healthcare, and a global airport. That proximity comes at Sun Belt-beating prices.

Most 55+ research is a cost argument: which state, which county, which community gets you the lowest tax bill. Northern Virginia flips that. Buyers here are often not trying to leave the region at all — they’re downsizing within it, trading a Fairfax County colonial for a lower-maintenance home at Heritage Hunt or Birchwood at Brambleton, without leaving grandchildren, Inova hospitals, or Dulles Airport behind. That tradeoff is real, and so is the price tag attached to it.

What Proximity Actually Buys

  • Proximity nobody else offers. Heritage Hunt in Gainesville is roughly 45 minutes from DC — not three hours. For buyers prioritizing time with adult children and grandchildren, that is a fundamentally different retirement than a Sun Belt relocation.
  • Inova Fairfax Hospital and a deep regional healthcare bench. One of the top heart centers on the East Coast, plus Virginia Hospital Center and Reston Hospital Center, with Johns Hopkins and GW Medical within 90 minutes.
  • Dulles International Airport is 20–35 minutes from most NoVA 55+ communities — genuine global access for buyers who travel internationally or visit family across the country.
  • Virginia’s retirement income exemption is real relief. The first $12,000 of retirement income per person ($24,000 per couple) is exempt from state income tax, and Social Security is fully exempt for residents 65 and older.
  • Frederick County offers a genuine escape valve on taxes. Trilogy at Lake Frederick sits in a county with a property tax rate around $0.61 per $100 — roughly half of Loudoun’s — while still offering lakefront living and a resort-quality amenity package.

What Proximity Costs You

  • Prices are Sun Belt-beating in the wrong direction. Heritage Hunt runs $500K–$800K, Birchwood at Brambleton starts above $600K, and Regency at Dominion Valley reaches $550K–$850K — well above typical 55+ pricing in Florida, the Carolinas, or Texas.
  • Property taxes are real money even with exemptions. A $600,000 home in Prince William County runs roughly $6,690/year before relief; even Loudoun’s lower $0.98/$100 rate still lands near $5,880/year before its modest over-65 exemption.
  • Virginia still taxes ordinary income above the exemption — there is no broad no-income-tax structure here the way there is in Florida, Texas, or Nevada.
  • NoVA traffic is notorious. The same proximity that is the market’s selling point comes with regionally famous congestion on the roads connecting it.
  • Winters are real — this is a four-season Mid-Atlantic climate, not a warm-weather retirement destination.

The Trade-Off Works If…

The proximity-first buyer

Buyers whose top priority is staying close to family and a proven regional healthcare and airport network, who are downsizing within the DC area rather than leaving it, and who are financially comfortable absorbing Mid-Atlantic home prices and property taxes in exchange for that proximity.

The Trade-Off Doesn’t If…

The cost-minimizing or warm-climate buyer

Buyers whose primary goal is the lowest possible cost of living, who want to eliminate state income tax entirely, who want a warm year-round climate, or who want to escape traffic congestion will likely find better fits in a no-income-tax Sun Belt market instead.

Northern Virginia is not a value play — it’s a proximity play, and it only makes sense if proximity is what you’re actually buying.
