Savannah, Georgia & the Coastal Empire

Retiring to Savannah — The Honest Review

Search "Savannah 55+ communities" and you'll get a dozen names. Almost none of them are actually age-restricted. Here is the honest version of what Savannah offers a 55+ buyer, and what the directory sites won't tell you plainly.

Metro Savannah has exactly one genuinely age-restricted active-adult community of scale, and a long list of all-ages golf and country-club communities that market heavily to retirees without any deed restriction behind it. That distinction matters for resale, for who your actual neighbors will be, and for whether the "55+ lifestyle" you're paying for is guaranteed or just a brochure promise.

The One Community Worth Comparing Against Anything

The one real option is a strong one: Del Webb Savannah at Heartwood in Richmond Hill (Bryan County) is a gated, deed-restricted 55+ community with roughly 700 homes planned across 310 acres along the Jericho River. Del Webb/Pulte broke ground in 2024, pricing opened from the $400,000s, and the plan includes eleven single-level floor plans, a 15,000-plus sq ft amenity center, a full-time lifestyle director, and — unusual for a new build — a St. Joseph's/Candler medical campus planned inside the master plan itself. Beyond that, Savannah offers real retiree-oriented lifestyle even without an age restriction: The Landings on Skidaway Island is a roughly 4,400-home private golf and country-club community that is heavily retiree-populated, and Georgia's income tax treatment of retirement income is favorable enough that most retirees here owe the state little to nothing. Historic Savannah itself — walkable squares, genuine culture, coastal charm — is a real amenity that no master-planned community can manufacture on its own.

What "Not Age-Restricted" Actually Means Here

If you specifically want a deed-restricted 55+ community with an established resale market and multiple communities to compare, Savannah is thin — Del Webb Heartwood broke ground in 2024, so it doesn't yet have the decades of resale history that markets with several mature communities can offer. Everything else marketed as "55+" in this metro is age-targeted, not age-restricted — meaning any buyer of any age can purchase, and the retiree-only atmosphere some buyers expect isn't legally guaranteed. The two-county tax situation adds another layer: Del Webb Heartwood sits in Bryan County, while the Pooler and Savannah golf communities sit in Chatham County, and Chatham's most valuable homestead protection — the Stephens-Day exemption — doesn't apply in Bryan at all. Coastal Georgia's insurance reality is also worth budgeting for before assuming Georgia's tax advantages translate directly into overall savings.

Bryan County — Del Webb Heartwood

Stephens-Day exemption does not apply here. Confirm the applicable homestead relief with the Bryan County tax assessor.

Chatham County — Pooler & Savannah

Stephens-Day exemption can freeze assessed value and carve out school tax — a real protection Bryan County buyers don't get.

Age-restriction status, HOPA compliance, and exemption eligibility should be confirmed directly with the specific community and county tax assessor — "55+" in Savannah marketing does not reliably mean deed-restricted.

One Real Fit, One Common Mix-Up

The right buyer

Buyers who want a genuinely new, deed-restricted community with a medical campus built into the master plan, and buyers who are equally happy in a golf-oriented all-ages community as long as they understand that's what it is.

Reconsider if

Buyers who specifically want to choose among several mature, deed-restricted 55+ communities with long resale track records should look at a market with deeper genuine 55+ inventory, and anyone who assumed every "55+" listing in Savannah was legally age-restricted needs to re-verify before writing an offer.

Savannah gives you one genuine age-restricted community and a whole city of golf-course imitators — know which one you're actually signing a deed for.
