South Hillsborough County, Florida

Retiring to Sun City Center — The Honest Review

Two of Florida's largest active adult communities share golf cart roads here — but not amenities, not fee structures, and not always a CDD. Here is the balanced version.

Sun City Center sits 25 miles south of Tampa and anchors one of the most affordable, most established 55+ corridors in Florida. The market spans the original Sun City Center / Kings Point core along SR-674 and a newer Wimauma / Apollo Beach growth corridor along US-301 — and the single biggest distinction between them is whether a Community Development District fee applies.

Where the No-CDD Promise Actually Holds

  • Sun City Center and Kings Point carry no CDD at all — genuinely rare for large-scale Florida 55+ development, and it means the annual carrying cost is HOA plus county property tax, full stop, with no bond obligation layered on top.
  • This is the most affordable entry point in organized Florida 55+ living. Kings Point condos start in the $150,000s and Sun City Center resale homes start under $200,000 — the lowest sticker prices of any major active-adult market in the state.
  • Southshore Falls delivers one of the best fee-to-amenity ratios in the market — a Del Webb community with 866 homes, two lagoon pools, a fitness center, an HOA around $320/month, and still no CDD.
  • Genuine walkability within the community. Sun City Center residents can golf-cart to Walmart, medical offices, and restaurants — a real day-to-day convenience, not a brochure claim.
  • National third-party validation exists: Realtor.com ranked Sun City Center #1 nationally in a 2024 retirement community ranking, ahead of The Villages at #4, citing price and coastal access.

Where the CDD-Free Reputation Stops Applying

  • Kings Point's 100+ individual condo associations mean the fee is not uniform. Each association sets its own dues for roofs, exterior maintenance, and reserves — two visually identical units on the same street can carry different monthly costs and different reserve fund health.
  • The newer Wimauma and Apollo Beach communities do carry CDDs — Valencia Lakes, Valencia del Sol, Medley at Southshore Bay, and Regency at Waterset can add $1,400–$1,800+ a year on top of HOA dues, a detail easy to miss if you assume the whole market is CDD-free like the core.
  • Sun City Center and Kings Point are legally separate despite sharing roads and golf carts — buying into one does not grant clubhouse or amenity access to the other, a common point of confusion for new buyers.
  • Hillsborough County's combined millage (~17.9 mills) is a real up-front number — roughly $4,480 a year on a $300,000 home before any senior exemption, though a qualifying 65+ exemption can bring that down significantly.
The CDD divide is the single most important fact in this market. Sun City Center, Kings Point, and Southshore Falls have none. Valencia Lakes, Valencia del Sol, Medley at Southshore Bay, and Regency at Waterset do. Always confirm before making an offer.

The Value Verdict

This market rewards budget-conscious buyers who want the lowest realistic entry price into organized Florida 55+ living, who value a walkable, golf-cart-friendly, established community, and who don't mind doing condo-association homework at Kings Point in exchange for a maintenance-light lifestyle. It's a tougher fit for buyers set on brand-new construction and the newest resort-style amenity packages, since that inevitably means accepting a CDD fee in the Wimauma and Apollo Beach corridors, or for buyers who'd rather have one unified HOA than Kings Point's fragmented, association-by-association fee structure.

“No CDD is the headline in this market — but confirm it's true on your specific side of the corridor.”
