Interior modifications do NOT require ALC approval. You can remodel your kitchen, replace flooring, or paint every room neon green without committee involvement. The ALC governs exterior appearance only — but it governs it thoroughly.
Step 1: Download the ALC application from the HOA website or pick up a copy at the community office. Complete it with: description of proposed change, materials to be used, colors (provide actual paint chips or material samples), site plan showing location of change, and timeline for completion.
Step 2: Attend an ALC meeting in person with your completed application. You cannot submit by mail or email alone — personal attendance is required so the committee can ask questions and clarify details. Meetings occur on a regular schedule (check the community calendar for dates).
Step 3: The committee reviews your application, may request modifications, and votes to approve or deny. Most straightforward requests (standard paint colors, approved patio cover styles) are approved at the meeting. Complex or non-standard requests may require a follow-up meeting.
Step 4: Begin work only after written approval is received. Starting work before approval can result in a stop-work order and requirement to restore the original condition at your expense.
From application to approval typically takes 2–4 weeks. If the committee requests modifications, add another 2–4 weeks. For solar panel installations (which affect roof appearance and may have structural implications), allow 4–6 weeks. Don’t schedule contractors until you have written approval in hand.

Choosing paint colors without checking the approved palette. SaddleBrooke has a pre-approved color palette for exterior paint. Selecting from this palette streamlines approval. Choosing outside the palette requires additional review and may be denied if the color doesn’t harmonize with the community’s aesthetic standards.
Starting work before approval. The most expensive mistake. If you install a patio cover without ALC approval and it doesn’t meet standards, you may be required to remove it entirely at your cost. No exceptions.
