What Sarasota 55+ HOA Fees Typically Cover

Across major Sarasota communities, HOA fees typically cover: amenity campus access (clubhouse, pools, fitness, courts), grounds maintenance and landscaping of common areas, common area insurance, professional management company fees, reserve fund contributions, and in some communities: cable/internet bundles, irrigation water, exterior painting cycles, and landscaping of individual lots.

Esplanade at Lakewood Ranch includes the most — golf membership, spa access, culinary center, cable/internet, irrigation, lot landscaping. Lakeridge Falls includes the least — basic amenity access and common area maintenance. Most communities fall between these poles.

What HOA Fees DO NOT Cover

Without exception across all Sarasota 55+ communities: your homeowners insurance policy, your property taxes (though CDD is in the tax bill), electricity, water/sewer for household use, home maintenance and repairs, interior renovations, roof maintenance or replacement (your roof, not common area roofs), HVAC maintenance and replacement, and plumbing within your home. How to Evaluate an HOA's Financial Health

Request these documents from any listing agent before making an offer: the most recent reserve study (should be within 3 years), the current HOA budget showing revenue vs. expenses, the most recent audited financial statement, and meeting minutes from the past 12 months. The reserve study is the most important — it projects the cost of major capital expenditures (pool resurfacing, common area roof replacement, parking, elevator if applicable) over 30 years and calculates how much the reserve fund needs to accumulate to cover them without special assessments.

The funded percentage — how much money the reserve has relative to the target — tells you the special assessment risk. Above 80% funded: healthy, low risk. 60–80% funded: monitor closely, ask about upcoming capital needs. Below 60% funded: high special assessment risk within 3–7 years. Below 40%: near-certain special assessment risk.

HOA Increase History and Trajectory

Florida HOA fees have been increasing at 4–8% annually in active adult communities, driven primarily by insurance costs for common areas, landscaping labor increases, and management fee inflation. An Esplanade HOA at $1,250/month today at 5% annual increase is $2,039/month in 10 years. A Del Webb LWR HOA at $375/month at 5% increase is $611/month in 10 years. Model the trajectory, not today's static number. Ask the management company for the 5-year HOA increase history — a community raising fees 8–10%/year is a signal to investigate why.
