Market Conditions by Community Type

Esplanade at Lakewood Ranch: Peak 2022 prices are down 8–15% from highest comps. Days on market have stretched from under 10 days at peak to 30–60 days. Sellers who purchased at or near 2022 peak prices are more constrained in negotiation; those with 5+ years of ownership have margin. Strong buyer leverage currently.

Del Webb LWR and Cresswind: Similarly normalized from peak. Cresswind has both new construction (builder incentives available) and resale. New construction buyers can negotiate design studio credits, lot premiums, and closing cost assistance — typically $15,000–$30,000 in available incentives at quarter-end. Resale buyers have more days to negotiate and less competition than in 2021–2022.

Venice zone (Venetian Falls, Cypress Falls): Venetian Falls has stronger supply constraints than LWR communities — fewer homes, more demand. Cypress Falls has broader inventory. Buyers in the Venice zone have less negotiating leverage than LWR but more than at 2022 peak.

The Roof Issue — Sarasota's Biggest Resale Risk

Homes built in the 1995–2008 period in Sarasota's established communities (Lakeridge Falls, older Cascades sections, older Del Webb LWR phases) frequently have roofs that are 15–20 years old. Florida insurers increasingly refuse coverage on roofs over 15 years old — or charge premiums that effectively price the home out of the insurance market until the roof is replaced.

Before making an offer on any Sarasota resale home: verify roof age, ask for the current insurance carrier and premium, and budget $15,000–$22,000 for roof replacement if the roof is over 12 years old. A well-priced home with an aging roof may require this capital expenditure within 1–3 years of purchase — factor it into your offer price.

HOA Special Assessment Risk

Request the HOA's most recent reserve study and the current funded percentage. Communities with reserve funds below 70% of their target funded level carry meaningful risk of special assessments — one-time charges of $5,000–$25,000 per homeowner to fund deferred infrastructure maintenance. The assessment when it comes is non-negotiable and cannot be avoided after you take title.

Red flags: No reserve study in the past 3 years. Funded percentage below 60%. Major infrastructure (roofs of common buildings, pool resurfacing, parking lot repaving) showing deferred maintenance. Ask the listing agent directly: "Has the HOA board discussed any upcoming special assessments?" The answer is revealing even when incomplete.

Negotiating Effectively in 2026

In the normalized 2026 market, buyers have legitimate leverage they haven't had since 2019. Use it: Offer below asking price on homes with 30+ days on market. Request seller concessions for known issues (aging roof, older HVAC, insurance quotes that come in above estimate). Include inspection and insurance contingencies and use them seriously. Florida is one of the few states where buyers can often negotiate for a home warranty as a seller concession — ask for it on any home with systems over 7 years old.
