St. Johns County Property Tax Guide for First Coast 55+ Buyers

St. Johns County is one of the wealthiest counties in Florida and carries property tax millage rates that reflect its well-funded school district and infrastructure. For 55+ buyers considering Del Webb Nocatee, Del Webb Ponte Vedra, Stillwater, or Cascades at World Golf Village — all in St. Johns County — the property tax picture has three components that must all be understood together. Component 1: The Homestead Exemption. Florida law provides a $50,000 homestead exemption from assessed value for primary residents. File the DR-501 application with the St. Johns County Property Appraiser by March 1 of the first year after purchase. On a $550,000 home, this reduces the taxable value to $500,000. Component 2: The Save Our Homes Assessment Cap. After year one, Florida's Save Our Homes amendment caps assessed value increases at 3% per year (or the Consumer Price Index, whichever is lower). If your home appreciates from $550K to $800K over 10 years, your assessed value is capped at approximately $740K — paying tax on $60K less than market value. This compounds significantly over 10–20 years of ownership and is the most powerful long-term property tax protection in any state we cover. Component 3: St. Johns County Millage. The total millage rate in St. Johns County runs approximately 12–15 mills depending on the specific unincorporated area and municipal district. At 13 mills on an assessed value of $500,000 (after homestead), annual property tax runs approximately $6,500. This is higher than some Florida counties but lower than Duval County — before accounting for the CDD fees that apply to Nocatee properties but not to Duval County communities. Net comparison for a $550K home: St. Johns County (with CDD): approximately $6,500–$8,000 property tax + $1,500–$3,500 CDD = $8,000–$11,500 total annual real estate-related cost. Duval County (eTown, no CDD): approximately $9,500–$11,000 property tax, no CDD. The net difference is often $0–$2,000/year — much smaller than the raw millage rate difference suggests.
