Sun City Anthem Sections Guide — Where to Buy Within the Community

3 rec centers · Elevation differences · View lots · 6 min read

Sun City Anthem covers a significant swath of Black Mountain's terrain in Henderson, built between 1999 and 2007 across multiple sections. The terrain means meaningful elevation and view differences between sections — and three distinct recreation centers that serve different parts of the community. Where you buy within Anthem shapes your daily experience more than which community you chose.

The Three Recreation Centers

The Anthem Center
Social Hub — flagship facility, grandest views, most events

The community's social centerpiece. Grand ballroom, primary venue for major community events, the best panoramic Strip views from any indoor facility. Clubs and activities concentrated here. Most social buyers should prioritize proximity to the Anthem Center.

Meridian Sports Center
Sports & Fitness Focus — tennis, pickleball, aquatics

Dedicated sports and fitness facility. Tennis and pickleball courts, fitness center, aquatics. Buyers whose retirement centers on racket sports or lap swimming should weight proximity to Meridian heavily.

Pinnacle Recreation Center
Indoor Lap Pool — fitness and aquatics primary

The location of Anthem's indoor lap pool. For serious lap swimmers who need year-round access regardless of summer heat, Pinnacle proximity is the key location factor. Also has fitness and general recreation facilities.

The Elevation and View Factor

Anthem's Black Mountain terrain creates significant elevation variation across sections. Higher-elevation sections deliver the community's defining characteristic: panoramic Las Vegas valley and Strip views that are genuinely breathtaking at sunset and after dark. Lower sections have less dramatic or no strip views, run warmer, and are closer to valley floor noise.

The premium for a Strip-view lot at Anthem is real and justified — this is the primary reason buyers choose Anthem over Summerlin. When shopping Anthem, insist on viewing the specific lot's orientation and view at dusk before making an offer. The difference between a full Strip panorama and a partial valley view can be $30K–$80K in home price and it's the main reason to be at Anthem specifically.

What to Avoid

Lower-elevation sections near the community's entry points have limited views, are warmer in summer, and don't deliver the Anthem experience that justifies the community choice. These sections price below the community average — the discount signals what you're trading away. Interior lower-elevation Anthem at higher cost than view-lot Summerlin is rarely justified.
