Talk to a Specialist →Sun City Texas has been under continuous construction since 1995. The homes built in 1996 look and feel fundamentally different from the homes built in 2015 or 2024. Understanding the eras — what changed, what held up, and what has aged poorly — is essential research for any resale buyer and useful context for new construction buyers comparing final phases against older sections.
Almost all Sun City Texas homes are ranch ramblers — single-story. This was a deliberate Del Webb design choice for an age-restricted community. The community has essentially no two-story homes. Sizes range from approximately 1,000 sq ft (original smallest cottages) to approximately 3,500–4,500 sq ft (newer large ranch plans).
| Era | Years | Typical Size | Characteristics | Resale Today |
|---|---|---|---|---|
| Era 1 — Original | 1995–2002 | 1,100–1,800 sq ft | Smaller footprints, original Del Webb designs, some vinyl plank floors, tile counters. Working systems are aging or replaced. | $300K–$430K; negotiating leverage on unrenovated |
| Era 2 — Growth | 2003–2008 | 1,400–2,200 sq ft | Larger plans, better kitchen layouts, granite becoming common. Most HVAC now first replacement or due soon. | $380K–$520K; condition varies widely |
| Era 3 — Plateau | 2009–2012 | 1,600–2,400 sq ft | Post-recession builds — some cost-cutting visible in finishes. Solid construction, better insulation than early eras. | $420K–$560K; generally good condition |
| Era 4 — Premium | 2013–2019 | 1,800–3,000 sq ft | Modern Del Webb designs, open floor plans, quartz counters, larger garages. Best balance of value and modern feel on resale. | $480K–$650K; most sought-after resale segment |
| Era 5 — Current | 2020–present | 1,600–3,500 sq ft | Latest Del Webb designs, modern aesthetics, energy efficiency upgrades. Limited new phases remaining. | $480K–$700K+ new construction pricing |

Sun City Texas resale buyers should evaluate: kitchen openness to main living area (closed kitchens were common in Era 1–2; open floor plans dominate Era 3+), primary suite size and bathroom layout (walk-in shower vs tub, dual vanity), garage size (2-car standard; 2.5-car and 3-car available in some larger plans), and outdoor living space (covered patio and extended patio are significant quality-of-life features in a Texas community).
The most consistently praised floor plans by Sun City Texas residents are the 1,800–2,400 sq ft ranch plans from 2010–2017 with open great rooms, covered patios, and two full bathrooms. These represent the sweet spot of size, condition, and price in the current resale market.
Seven Sun City neighborhoods (14a, 24a, 25, 30, 24B1, 24B2, 33) contain Garden Homes — attached or closely clustered single-story homes on smaller lots with mandatory HOA landscape maintenance. Garden Home floor plans are typically 1,100–1,800 sq ft. They trade yard maintenance freedom for smaller footprint and attached-wall proximity. Buyers who want completely maintenance-free exterior living and minimal yard responsibility may find Garden Homes attractive; buyers who want privacy and yard space should target standard single-family sections.
We can help you understand which sections and eras match your priorities before you start touring homes.
