Different associations, different reserves, different insurance carriers, different assessment histories. A well-funded Phase 4 building tells you nothing about a cash-strapped Phase 2 building. Evaluate each phase — and each building within the phase — independently.
2 Phase 2 Made the News for Special Assessment Protests — And the Root Cause Hasn't Fully Resolved
In August 2023, NBC6 covered packed resident protests at Sunrise Lakes Phase 2 over special assessments for elevator repairs, overdue bills, and roof work. The board president publicly acknowledged inheriting years of mismanagement. While the crisis has been addressed through new board leadership and assessment collections, the underlying issue — decades of deferred maintenance funded through reserve waivers — means additional assessments may follow as SIRS compliance requirements surface more unfunded obligations. Phase 2 buyers must demand 36 months of assessment history and the current SIRS findings.
3 Phase 3 and 4 Have 9-Hole Golf — Phase 1 and 2 Do Not
If golf access matters to you, only Phase 3 and Phase 4 deliver it. Each has a 9-hole golf course threading through the community. Phases 1 and 2 have no on-site golf. This is a material lifestyle difference that isn't obvious from the community's unified marketing. A Phase 2 buyer expecting golf will be disappointed. A Phase 4 buyer gets golf at a lower HOA than Wynmoor.
4 Phase 2 Does Not Allow Pets — Other Phases May Differ
Phase 2's association prohibits pets. This is a dealbreaker for buyers with dogs or cats who don't discover it until the application stage. Pet policies vary by phase and sometimes by building within a phase. Confirm the pet policy for your specific target building before touring units. Don't assume that because one Sunrise Lakes phase allows pets, all of them do.
5 The Sawgrass Mills Location Is Genuinely Convenient
Sunrise Lakes sits in the heart of Sunrise, minutes from Sawgrass Mills (the largest outlet mall in the U.S.), Amerant Bank Arena (Florida Panthers NHL), and the Sawgrass Expressway. For daily life — shopping, dining, entertainment, medical — the location is more convenient than many Broward 55+ communities. The Panthers games, the outlet shopping, and the highway access are real lifestyle advantages over more remote communities like Century Village Pembroke Pines.
6 The Main Clubhouse Is 34,000 Sq Ft — Solid But Not Mega-Scale
Sunrise Lakes' clubhouse is well-equipped (theater, multipurpose room, catering kitchen, pool, sauna, tennis, pickleball, racquetball, library) but at 34,000 sq ft it's roughly a quarter of Century Village's 135,000 sq ft and two-thirds of Wynmoor's 50,000 sq ft. The amenity package is complete — you won't lack for activities. But if you're comparing clubhouse scale directly, Sunrise Lakes is mid-tier. For some buyers, that's a feature: less crowded, more personal, easier to find your group.
7 Phase 4 Is the Clear Financial Winner — But Inventory Moves Fast
Phase 4 has the newest construction (1985-1997), the lowest HOA ($300-$450), a 9-hole golf course, and the least SB 4-D exposure of any phase. Buyers who do their homework — which you're doing by reading this — converge on Phase 4. That means Phase 4 inventory moves faster and prices run 10-15% above comparable Phase 1-2 units. The premium is worth it for the lower risk, but be prepared to act quickly when a Phase 4 unit lists at a reasonable price.
