What Distinguishes the Captivate from Del Webb Plans

Buyers who've toured Del Webb communities (Sun City, Carolina Riverside) and then tour a Captivate at Trilogy typically notice the difference immediately. The Shea Homes Captivate reflects Shea's architect-driven approach — floor plans have a more considered flow, ceiling heights tend to be higher, and the outdoor living connection is more integral to the design than a patio addendum.

The Design Center Reality

The Captivate at the brochure price and the Captivate that leaves the design center are different products. Shea's design center offers premium upgrades at every tier — flooring, cabinetry, countertops, appliance packages, structural options. Most Captivate buyers spend $40,000–$80,000 above base price in the design center. Budget for this explicitly before touring. The base price feels accessible; the design center is where Trilogy's true price reveals itself.

Useful framing: identify your non-negotiables at the design center (hardwood floors? specific countertop tier? outdoor kitchen?) and build those into your total budget before you fall in love with anything. Every upgrade is easier to add than to subtract once you're emotionally invested.

Captivate Resale Context

Captivate resales carry premiums for well-chosen design center packages and lot premiums (Lake Norman views, pond views, premium positions). The Captivate that was built with Shea's mid-tier upgrades throughout — LVP or hardwood floors, quartz countertops, upgraded cabinetry, extended outdoor kitchen — holds value better than the base-finishes Captivate that was under-upgraded at design center. When evaluating resale Captivates, get a breakdown of original design center selections if available — it materially affects the value.
