Residency: establish it or don’t (it’s a tax decision)

Arizona considers you a resident for tax purposes if you’re domiciled here or maintain a permanent home and spend more than 9 months in the state. Most snowbirds who spend 5–7 months in Arizona do NOT establish AZ residency — they remain residents of their home state and file home-state taxes on all income.

Whether to switch residency depends entirely on the tax math between your two states. If you’re coming from New Jersey (2.23% property tax + 10.75% income tax) and spending 7+ months in Arizona, establishing AZ residency could save you $8,000–$15,000/year. If you’re coming from Washington (no income tax) or Illinois (retirement income exempt), switching adds AZ’s 2.5% income tax. Consult a CPA who understands both states before making this decision — it’s the single most consequential financial choice of the snowbird setup.

Home-watch services by corridor

A home-watch service makes weekly visits to your vacant property, checks for: leaks, HVAC operation, pest intrusion, storm damage, appliance failures, and general security. After monsoon storms, they do specific roof and drainage inspections. This is NOT optional for snowbirds — it’s essential.

Optimal snowbird window: October 15 through April 15 (6 months). This captures the entire social season, the best weather, and avoids both the summer heat and the monsoon storm risk. Some snowbirds extend to May 1 or arrive as early as October 1 — adjust based on your heat tolerance.

Mail, vehicles, and Medicare

Mail: USPS mail forwarding works for 12 months maximum and forwards only first-class mail. A UPS Store or similar mailbox service at your AZ address provides a permanent address that receives packages and all mail classes. Cost: $200–$400/year. Many snowbirds use this as their “permanent” AZ address for banking, insurance, and registration purposes.

Vehicles: if you establish AZ residency, you must register your vehicle in AZ within 15 days of establishing residency. AZ registration includes a vehicle license tax based on assessed value. If you maintain home-state residency, you can keep home-state plates but should carry proof of insurance valid in both states.

Medicare: Original Medicare (Parts A & B) works nationwide — any Medicare-accepting provider in either state. Medicare Advantage plans are network-based and may not cover out-of-network providers in your second state. If you have a Medicare Advantage plan, verify it offers out-of-area coverage or consider switching to Original Medicare + Medigap supplement, which provides full portability between states. Do this during open enrollment BEFORE your first snowbird season, not after you discover your AZ doctor is out-of-network.
