| Cost ($400K home) | Tucson (Pima) | Phoenix (Maricopa) |
|---|---|---|
| Property Tax/yr | $3,200–$3,400 | $2,200–$2,600 |
| Typical 55+ HOA | $130–$260/mo | $150–$300/mo |
| Homeowners Insurance | $1,300–$1,500/yr | $1,200–$1,500/yr |
| Total Monthly | $500–$700 | $480–$720 |
At the same price point, the monthly costs are surprisingly similar. Tucson’s higher property taxes are partially offset by generally lower HOAs (especially in GVR communities). The real cost difference is in the purchase price: Tucson’s median 55+ home runs $50K–$100K less than comparable Phoenix communities.
Mountain proximity — the Santa Catalinas, Rincons, Santa Ritas, and Tortolitas are 15–30 minutes from most communities vs Phoenix’s 45–60 minutes to comparable mountain terrain. University town culture (U of A). Smaller-city feel. 5–10°F cooler summer temperatures. Madera Canyon birding. More intimate community scale (SaddleBrooke at 2,700 homes is large for Tucson; Sun City West has 25,000+ homes). The GVR shared-recreation model exists nowhere in Phoenix.
Massive commercial infrastructure — more restaurants, more shopping, more specialist medical options, more direct flights. Mega-communities with resort-scale amenities (Sun City, Sun City West, PebbleCreek, Robson Ranch). Lower property taxes. More builder options and new-construction inventory. Spring training baseball. More diverse dining scene. Better freeway system for getting around.
Tucson buyers tend to value: outdoor access, intellectual community, smaller-city character, university culture, birding/hiking, and lower home prices. They’re often from the Pacific Northwest, Colorado, or academic/professional backgrounds.
Phoenix buyers tend to value: commercial convenience, golf variety, larger community scale, medical infrastructure, and lower taxes. They’re often from the Midwest, Texas, or corporate backgrounds.
Neither is wrong. They’re different retirement lifestyles that happen to be in the same state, 100 miles apart.
