Some Homes Are on Leased Land — Not Owned Lots

This is the single most important fact buyers need to verify before making an offer at Bridgewater. Some homes — primarily in the lower-priced sections — sit on land that is leased from the community operator rather than owned fee-simple. A leased-land home means you own the structure but pay a monthly land lease fee typically $500–$800/month to the operator, on top of HOA fees. This can add $6,000–$9,600/year to annual housing costs and significantly affects resale value and financing options. Always ask about land ownership status before you tour.

Age-Targeted Means No Legal Age Restriction

Bridgewater is marketed to active adults but is not HOPA-certified. There is no legal requirement that 80%+ of residents be 55+. In practice the community is predominantly older adult — but the legal protections of HOPA certification do not apply. For buyers who need HOPA status, Del Webb or Seasons are the alternatives.

You Are Buying Into Years of Remaining Construction

At 1,550 homes planned, Bridgewater will be under active development for years. Early buyers in fully completed sections will have neighbors who moved in years ago. Buyers near the active construction edge will have construction activity, dust, and construction traffic as their daily reality for the foreseeable future.

Little River Is a 10–15 Minute Beach Drive

The nearest beach access from Bridgewater runs 10–15 minutes. This is not walkable and not golf-cart accessible. If proximity to the beach is a daily lifestyle requirement, verify the specific section of Bridgewater you are purchasing and the realistic drive under normal conditions.

Community Scale Means More Programming — Eventually

At full build-out, 1,550 homes supports a social calendar that smaller communities cannot match. But during the build-out phase, programming is proportional to the number of residents currently in residence. Early buyers accept leaner early-phase programming in exchange for getting in at pre-appreciation prices.
