The community is called Cascades at World Golf Village. The golf at World Golf Village — the Slammer & Squire, the King & Bear — is not included in your HOA. These are pay-per-play or membership courses. The community name implies golf access; the HOA does not include it. Clarify this before purchasing if golf access was part of your decision.
Cascades has the lowest HOA in the First Coast 55+ market and the most modest amenity package: one outdoor pool, fitness center, clubhouse, courts. No indoor pool. No restaurant. No master plan access. The price is right; the amenity footprint is basic. Buyers migrating from Del Webb communities or from communities with expansive amenity campuses will notice the difference immediately.
St. Augustine's popularity as a tourist destination has grown significantly and I-95 and US-1 into the historic district are increasingly congested on weekends and holidays. The "10 minutes to St. Augustine" figure is realistic on a Tuesday. On a Saturday in tourist season, budget 20–30 minutes. If daily St. Augustine access is core to your retirement vision, visit during peak tourist season before you buy.
