Higher Millage Does Not Mean Higher Net Cost Than Nocatee

Buyers are often surprised to learn that the Duval County property tax savings from avoiding the CDD are mostly offset by Duval's higher millage rate. On a $500K home, the net annual real estate cost difference between eTown (Duval, no CDD) and Del Webb Nocatee (St. Johns, with CDD) is often less than $1,500/year. The decision should not be primarily about tax savings — it should be about location priorities (beach proximity vs Jacksonville urban access).

No Indoor Pool

Del Webb eTown has an outdoor resort pool but no indoor lap pool. Both Del Webb Nocatee and Del Webb Ponte Vedra have indoor pools. For buyers who want year-round lap swimming in a climate-controlled facility, this is a meaningful gap. Jacksonville's winters are mild — outdoor swimming is possible most of the year — but during cooler periods an indoor pool matters.

The Beach Is 25–30 Minutes Away

eTown is positioned near the I-295 / I-95 interchange in southwest Jacksonville — well inland. The nearest Atlantic beaches (Jacksonville Beach, Ponte Vedra Beach) are 25–30 minutes in normal traffic. In summer on a Saturday, that can be 40+ minutes. Buyers who picture easy weekday beach access should visit on a summer Saturday before committing.

Smart Home Features Are Standard — But Require Management

eTown's smart home package (locks, thermostat, video doorbell, garage) is genuinely included in new construction. For tech-comfortable buyers, this is a real value add. For buyers less comfortable with smart home systems, it requires learning and ongoing management — devices need firmware updates, connectivity troubleshooting, and occasional replacement. It is not set-and-forget.

The Social Calendar Is Still Building

eTown is newer than the Nocatee Del Webb communities. The clubs, leagues, and social programming calendar is still developing. Early buyers note it is thinner than communities that have been settled for 5+ years. This normalizes as the community fills — but buyers who are moving from a rich social environment at a mature community should anticipate a 2–3 year period before eTown's social infrastructure reaches full maturity.
