The Ocean Club private beach facility is approximately 1–2 miles from most Grande Dunes sections. You drive or bike — you do not walk. For buyers who pictured stepping out the door to their private beach, the reality is a 5-minute drive. This is still a genuine amenity. Just not the one they imagined.
Del Webb Grande Dunes charges a capital contribution fee at closing — typically 0.25–0.5% of purchase price or a fixed amount. On a $550,000 home this is $1,375–$2,750, paid in addition to standard closing costs. Budget for it.
Del Webb HOA fees are not static. Grande Dunes has seen annual increases in the 3–5% range in recent years. The $300/month HOA today may be $380+/month in 10 years. Ask for the last 5 years of HOA fee history during due diligence — this is public information and the HOA management company is required to provide it.
Grande Dunes is still in active construction phases. If you purchase adjacent to or near an active phase, construction activity — trucks, framing, concrete work — runs weekdays during building hours. Visit on a weekday morning before you make an offer to understand what the noise environment is actually like.
Not every home in Grande Dunes has Intracoastal views. Waterway-view lots are a premium tier — both in purchase price and ongoing property tax assessment. Standard lots are several hundred thousand dollars less than premium waterway lots. Know which you are buying.
Grande Dunes has a resort-caliber golf course in the broader development. It is not included in your HOA. Resident rates apply, but it is pay-to-play. Residents who assumed golf was part of the community amenity are regularly surprised by this.
