Del Webb Nocatee has a full-service onsite restaurant with a bar, private wine lockers, and regular dining events. This is a genuine differentiator — no other First Coast 55+ community has it. But it also means residents without cars or who want walkable dinner options have it; residents who specifically do not want to spend money in a community restaurant have a social pressure that does not exist at other communities.
Del Webb Nocatee opened in 2019 and is still in active construction phases. If your purchase is adjacent to or near an active phase, construction activity — heavy equipment, concrete trucks, framing — runs weekday business hours. Visit on a Tuesday morning before you make an offer to understand the current construction noise environment in the specific section you are considering.
PulteGroup charges a one-time capital contribution at closing — typically 0.25–0.5% of purchase price or a fixed amount. On a $600,000 purchase this is $1,500–$3,000 on top of standard closing costs. It is disclosed in the purchase agreement but often overlooked until closing. Budget for it explicitly.
Events at the Splash Water Park, Town Center, and Nocatee common areas are available to all ~65,000 Nocatee residents. On popular event nights, these are genuinely crowded. Del Webb residents share these amenities with families, young professionals, and all other Nocatee demographics. This is not negative — it is part of what makes Nocatee vibrant — but buyers who picture exclusive 55+ use of the master plan amenities should recalibrate.
No First Coast Del Webb community includes golf. TPC Sawgrass, 20 minutes away, charges $400–$600+ per round for non-members. The Palencia Club and Sawgrass Country Club require memberships. If daily golf is part of your retirement vision and you are buying at Nocatee rather than Stillwater, budget $8,000–$20,000/year for golf access — or consider Stillwater, which includes an 18-hole Bobby Weed course in HOA.
