Del Webb North Myrtle Beach does not have access to the Ocean Club. This is the single most common misunderstanding among buyers comparing the two Grand Strand Del Webb communities. The Ocean Club is exclusively a Grande Dunes amenity. North MB residents use public beach access points 5–10 minutes away.
North Myrtle Beach opened in 2021 and will be under active construction for years. Buying now means buying into a community with ongoing construction activity in adjacent phases. The community will look and feel different in 5 years. This is not necessarily bad — it is the normal experience of buying early into a quality community — but it is different from buying into a settled community.
North Myrtle Beach has grown significantly and traffic on Highway 17 and the business routes has worsened accordingly. The 5–10 minute beach drive estimate assumes weekday, off-peak conditions. Saturday morning in July can be 20+ minutes. Visit during summer before you buy if summer beach use is part of your retirement vision.
Same as Grande Dunes — Del Webb North MB charges a capital contribution at closing. Verify the current amount with the sales office and include it in your total acquisition budget.
In a newer community, the clubs and events calendar is still developing. Residents who moved from fully established communities like Sun City Center or Charlotte communities note that the social programming is thinner in years 1–3. This normalizes as the community fills. Early buyers accept this trade for newer construction.
