The Name Confusion Is a Real Problem

PulteGroup markets this community as both "Del Webb Ponte Vedra" and "Riverwood at Nocatee." Real estate listings, MLS entries, and agent descriptions use both names interchangeably — sometimes in the same listing. When researching homes, search both names. When a seller or agent refers to "the Del Webb" in Nocatee, ask which one — this community or Del Webb Nocatee next door. They are separate gated communities with separate HOAs and separate amenity campuses.

Same CDD Fee as Nocatee — Different HOA

Both Nocatee Del Webb communities sit within the same Nocatee CDD boundary. The annual CDD assessment is essentially the same — $1,500–$3,500/year on top of HOA. The HOA is slightly lower at Ponte Vedra, but the CDD is identical. Buyers who think Del Webb Ponte Vedra avoids the CDD fee are mistaken.

The Resale Market Means Real Negotiating Leverage

Unlike Del Webb Nocatee, which still has active new construction phases where PulteGroup controls pricing, Del Webb Ponte Vedra has a deep resale market. Sellers are real people with motivations — relocation, downsizing, estate sales. You have access to years of comparable sales data and can negotiate. Use it. Request seller disclosure, HOA financials, and 3 years of board meeting minutes before submitting any offer.

No Tavern & Grill — And Residents Notice

Del Webb Nocatee next door has an onsite restaurant. Del Webb Ponte Vedra does not. Residents who purchased before the Nocatee community opened and its Tavern & Grill became a known differentiator occasionally note the contrast. The nearest dining from Ponte Vedra is a short drive to Nocatee Town Center or Ponte Vedra Beach restaurants.

Older Construction Means More Maintenance Planning

Earlier phases of Del Webb Ponte Vedra were built before 2019. Homes from the earliest phases are now 8–12+ years old. HVAC, roofing, and water heater replacement cycles are beginning for early buyers. When purchasing resale, budget $15,000–$25,000 for potential system replacements in the first 3–5 years of ownership in older sections.
