Encore at Wendell Falls · Inside View

What Nobody Tells You About Encore at Wendell Falls

The lowest total monthly cost in the Triangle. But what does living in Wendell actually feel like? Here's the honest version — the location reality, the town center that's actually there, and who this community is genuinely right for.

01

The Johnston County savings are larger than most people calculate

Johnston County's property tax rate (~0.78%) is the lowest of any Triangle county. On a $430K home: $3,354/year in Johnston vs $4,680/year in Durham — that's $1,326/year saved just on property tax. Add the lowest HOA ($210/mo vs $285 at Carolina Arbors) — another $900/year. Combined savings over Carolina Arbors: $2,200+/year, or $22,000+ over a decade. That's real money that rarely gets calculated because buyers compare HOA fees without adding the tax line.

02

Wendell Falls is not a typical suburban subdivision — and that matters

Most 55+ communities exist in isolation from their surroundings. Encore residents live inside Wendell Falls, a master-planned community with genuine walkable amenities: The Farmhouse restaurant, a coffee shop, a resort pool complex, 10+ miles of trails, and community events that include all ages. The mixed-age dynamic feels different from a gated Del Webb campus. Some buyers find this refreshing — they see grandchildren-age children and feel part of a real neighborhood. Others wanted pure age-restriction and feel surprised.

03

The 35-minute RDU drive is the real location question

Wendell is 20 miles east of Raleigh. RDU is 35 minutes away on a good day — possibly 45+ during peak traffic on US-64. For retirees who fly infrequently, this is a minor inconvenience. For buyers who expect to fly home to children in NY or NJ 6–8 times a year, the extra 20 minutes each way compounds quickly. Be honest with yourself about flight frequency before buying here. This is the one question that separates buyers who love Encore from buyers who later regret it.

04

Johnston County healthcare is improving — but isn't Duke

WakeMed's Johnston Health campus in Smithfield is about 20 minutes from Encore, handling a full range of acute care. Duke University Medical Center is about 40 minutes. For routine emergencies and general care, Johnston County healthcare is adequate and improving. For buyers who have specific conditions requiring Duke or UNC specialists, plan the 40-minute drive into your regular appointment schedule. It's doable but not trivial for monthly appointments.

05

The community is smaller than most buyers expect from a "Triangle 55+"

Encore at Wendell Falls is about 350 homes — smaller than any Del Webb Triangle community. The amenity center and programming are more modest than a 1,300-home Carolina Arbors. If you're hoping for 100+ clubs and a packed activity calendar, this isn't that. What you get: a tight-knit community where you actually know people, a manageable social scene without being overwhelmed, and the broader Wendell Falls community events filling gaps.

06

Who thrives — and who regrets

Thrives: budget-focused buyers who run the total cost math and Encore wins decisively; buyers who value being inside a real mixed-use community over a traditional gated development; buyers without frequent flying needs; buyers who want the walking trails and genuine outdoor amenities of Wendell Falls. Regrets: frequent flyers who discover the RDU distance matters more than anticipated; buyers who wanted the full Del Webb social scale; buyers who assumed Johnston County would feel more like Wake County in terms of retail and amenities.
