4. Two golf courses in the HOA is the best golf value in Central Florida — but only if you golf

Kings Ridge’s $310 HOA includes unlimited resident play on two 18-hole courses. For golfers playing three times per week, this is approximately $14–$18/round in effective cost — extraordinary value. The same HOA for a non-golfer is paying $310/month for two golf courses they will never use. Kings Ridge’s value is genuine but specific: it works for golfers. It does not work for buyers who have anchored on the $310 HOA without accounting for whether golf is part of their retirement lifestyle.

5. The community culture is heavily oriented around the golf courses

Kings Ridge’s social life revolves around golf — tee times, post-round gatherings, course-adjacent community events. This is positive for buyers who want that culture and a real issue for buyers who want an active social life without golf as the organizing principle. If you play golf or are willing to learn, Kings Ridge’s culture will embrace you quickly. If you have no interest in golf and want to build a social life around other activities, the community culture will feel narrower than alternatives like Solivita or Trilogy Orlando.

6. HVAC systems on older homes are approaching end of life

Central air conditioning systems in Florida have a typical lifespan of 12–18 years under heavy use. A 2001-vintage Kings Ridge home may have had one HVAC replacement already — or may be due for one. Unlike roof replacement, HVAC failure is usually immediate and urgent. Before any Kings Ridge offer, note the age of the HVAC system and budget $6,000–$12,000 for replacement if it is over 12 years old.

7. Summit Greens next door is worth visiting before committing

Summit Greens sits adjacent to Kings Ridge on Highway 27 — also golf-included, also established resale-only, slightly smaller and quieter. Many buyers commit to Kings Ridge without ever touring Summit Greens. They are different communities with different course characters and different resident demographics. If you are focused on the golf-included Clermont corridor, visit both in the same trip and let the community character tell you which fits. Some buyers discover they prefer Summit Greens’ smaller scale and quieter culture; others confirm Kings Ridge is the right choice. Either way, making the comparison before buying is worth the time.

8. The resale market is active but priced on condition, not just community

Kings Ridge has a healthy resale market — at 2,088 homes, inventory is always moving. But condition drives pricing more meaningfully here than in newer communities. Two adjacent Kings Ridge homes at the same square footage can be priced $40,000–$80,000 apart based on whether they have updated kitchens, replaced roofs, newer HVAC, and modern baths versus original 1998 finishes. Know what “updated” means specifically when evaluating listings, and budget for the upgrade investment if you are purchasing unupdated inventory.
