What Nobody Tells You About Seasons at Prince Creek West

What 40+ years of community history teaches buyers — and what the listings leave out

The Beach Is 15–20 Minutes Away on a Good Day

Seasons is in Murrells Inlet, not on the beach. The nearest Atlantic access (Garden City Beach or Surfside Beach) is 15–20 minutes without traffic. In summer, on a Saturday, that can be 30 minutes. This community is right for buyers who love coastal South Carolina but do not need daily beach access. It is wrong for buyers who picture easy beach days.

The Amenity Package Is Modest by Current Standards

Seasons was designed in the early 2000s. The amenity footprint reflects that era — a functional clubhouse, single pool, tennis, and bocce. There is no indoor pool, no pickleball courts (verify current status with the HOA), and no amphitheater. The social culture more than compensates for the smaller facility footprint — but buyers comparing to Del Webb or Cresswind should set expectations accordingly.

The HOA Is Resident-Governed and Well-Established

Seasons has been fully resident-governed for years. This is a mature HOA with real history, real financials, and real reserve funding. Request the last two years of HOA meeting minutes, the reserve study, and the current reserve balance. A well-funded reserve at a fully built community is a sign of health — not a red flag.

Murrells Inlet Is Not Myrtle Beach

Some buyers come expecting Myrtle Beach proximity and find Murrells Inlet quieter than expected. This is a feature for most residents who chose Seasons specifically — but buyers who want entertainment and nightlife 5 minutes away will be disappointed. The nearest Myrtle Beach resort areas are 15–20 minutes north.

The Community Feeder States Are PA, OH, MI

Seasons has a deeply established PA, OH, and MI feeder community — buyers who came from those states in the 1980s and 1990s and stayed. This creates a specific social culture that long-term residents describe as warm and community-oriented. Buyers who come from different feeder states (NJ, NY, DC) sometimes note that the culture takes adjustment to enter.
