For buyers who specifically value the guard gate for genuine security reasons, the lake view as a daily living feature, and the intimate Tuscan setting β this premium is justified and most Siena residents find it worth it. For buyers who chose Siena because the photos looked nicer than Summerlin without consciously valuing those specific things, the $26,800 15-year difference surfaces as buyer's remorse.

Siena is the right community for buyers who: genuinely value a guard gate for security reasons, specifically want a lake-view or golf-view lot, prefer an intimate 2,000-home scale over Summerlin's 7,700, and have the patience to wait for the right lot rather than settling for interior. The buyers who regret Siena almost always made one of two mistakes: bought an interior lot expecting Summerlin amenity depth at Siena prices, or didn't prioritize the lake view and ended up paying $350/month for a gate they barely think about. This is a community where buying the right lot is more important than the community choice itself.
