St. James has four golf courses and a private beach club — all with separate memberships. A buyer who does not golf and does not join the beach club has a completely different annual cost profile than a buyer with two golf memberships and the beach club. The all-in range is approximately $9,300–$20,700/year. Do not leave any sales conversation or community tour without knowing specifically which memberships you plan to use and what each costs. The HOA alone is not the number that matters.
St. James Plantation sits in Southport, which is south of Wilmington on the Brunswick County peninsula. Getting to Wilmington for healthcare, shopping, or the airport means either a 30-minute drive through Leland or a 20-minute drive to the Cape Fear River ferry (which does not run 24/7). Buyers who assume they have the same Wilmington access as a Leland community will be surprised. Visit on a weekday and drive to your most-needed Wilmington destinations to understand the actual time commitment.
St. James Plantation's private beach club is located on Oak Island, approximately 15 miles from the community. Oak Island is a genuine, beautiful NC beach. But it is not the same as Wrightsville Beach — the Atlantic beach that most Wilmington-area buyers picture when they think about coastal retirement. If Wrightsville Beach specifically is your target, St. James adds 40+ minutes each way. Know which beach you actually want before choosing based on "beach access."
St. James Plantation is age-targeted — designed for and predominantly populated by active adults — but does not carry HOPA certification as a fully age-restricted community. If you need a HOPA-certified 55+ community for legal, financial, or personal reasons, verify current certification status directly with the St. James HOA before making any commitment.
