Sun City Carolina Lakes is genuinely one of the best active adult communities in the Southeast. The HOA value is real, the SC tax advantage is real, and the social infrastructure at 3,160 homes is hard to replicate. But buyers consistently tell us there are things they wished they'd known before signing the contract. Here they are.
Sun City Carolina Lakes has an 18-hole championship golf course. Many buyers assume that because it's a "golf community," golf is included in the HOA. It isn't. Golf membership is a separate, optional cost — roughly $80–$200/month depending on the level. Social membership (clubhouse access without rounds) runs about $40–$60/month. Buyers who move here for golf and haven't budgeted for golf membership often experience genuine sticker shock in the first month.
The South Carolina 65+ primary residence homestead exemption can cut your property tax by 70–80%. But it requires an application at the Lancaster County Assessor's office. It is not automatic. Buyers who close and assume their tax bill reflects the exemption often get an unpleasant surprise on their first property tax statement. Apply within 30–60 days of closing to get the full benefit in your first year.
Large communities are a feature for some buyers (endless social options, always someone new to meet) and a challenge for others (it takes longer to feel "known"). If you're coming from a small town or a neighborhood where you knew everyone, the scale of Sun City can feel impersonal at first. The club system exists precisely to create smaller communities within the larger one — but you have to engage with it. Indian Land and the Highway 521 corridor have seen dramatic commercial and residential growth. The restaurants, grocery options, and retail near Sun City have improved substantially. The traffic on Hwy 521 has also increased substantially. Peak hour congestion between the community and I-77 is a real part of daily life that most buyers discover after moving in, not before.
The current HOA is approximately $175/month. This is the lowest of any major Charlotte 55+ community. It has also increased from where it started. All Del Webb communities raise HOA fees over time — typically 3–5% every few years. Budget for $225–$250/month in 7–10 years, not $175 in perpetuity.
Because there's no new construction, every transaction is a motivated seller and a buyer. Many buyers come from new construction markets where you negotiate against a builder's fixed price sheet. At Sun City, you negotiate against a homeowner. Buyers who come in low, wait, and work a realistic market analysis often find value that buyers who pay list price miss. This is especially true in older sections of the community where homes need updating.
Long-time residents have opinions about which sections of Sun City are best — proximity to the Lake House clubhouse, view of the golf course vs not, corner lots vs interior, and original sections vs later phases. This is neighborhood preference, not defect — but buyers who don't ask about section characteristics sometimes end up in areas that don't match their lifestyle. Ask specifically which sections are closest to the amenities you'll use most.
