Sun City Texas markets itself around three golf courses — Legacy Hills, White Wing, and Cowan Creek. None are included in the $100/month HOA. Residents who want to play purchase separate annual golf memberships ranging from approximately $1,500 (single, limited access) to $4,500 (couple, unrestricted). The community leads with three courses; the cost is additive — every time, on every marketing piece.
Sun City Texas opened in 1995. The $300K–$400K entry-level resale homes are 20–28 years old. In Central Texas heat and humidity, HVAC systems last 15–20 years, roofs 20–25 years, and original kitchen and bath finishes reflect late-1990s and early-2000s aesthetics. Buyers from newer-construction markets (California, Pacific Northwest) are sometimes shocked by what $350,000 buys in the older Sun City sections. Budget $20,000–$50,000 for kitchen and bath updates on many resale homes at the entry price point — or spend 30–40% more for a newer-section home.
Seven Sun City neighborhoods are designated Garden Homes with a mandatory landscaping maintenance program administered by the HOA. If your home is in neighborhoods 14a, 24a, 25, 30, 24B1, 24B2, or 33, you pay approximately $1,700/year in additional landscaping fees. This raises your effective annual HOA from $1,200 to approximately $2,900 — nearly triple the base rate. Always check which neighborhood any home is in before comparing it to the base $100/month HOA figure.
For the vast majority of Sun City homes that are not in the Garden Home sections, residents are responsible for their own lawn maintenance. Professional lawn service in Georgetown and the surrounding area runs approximately $100–$150/month. Add this to the $100/month base HOA and the effective monthly housing cost is $200–$250/month before property taxes, insurance, or golf.
Buyers who purchase Sun City as a second home — or who do not file for the Texas homestead exemption and 65+ exemption — pay full property taxes with no relief. On a $450,000 home in Williamson County, this runs approximately $8,100–$9,900/year. The 65+ primary resident with all exemptions pays approximately $4,300–$5,800/year on the same home. The difference — $3,000–$5,500/year — disappears when the exemptions are properly filed. File Form 50-114 with Williamson Central Appraisal District by April 30. Do not assume it is automatic.
Georgetown was a quiet town of 20,000 when Sun City Texas opened. It now has 100,000+ residents and growing. FM 2243, Ronald Reagan Boulevard, and Williams Drive — the roads most Sun City residents use daily — now experience real traffic congestion during peak hours, particularly near the HEB, Walmart, and main commercial corridors. Buyers who remember visiting 5–10 years ago should plan a weekday visit around 5pm to experience current traffic conditions before purchasing.
9,500 homes across 5,400 acres. Driving from one end of Sun City to the other takes 15+ minutes. You will not run into your neighbors by chance. The community has three separate amenity campuses because a single campus is too far for residents on the opposite end. For buyers who expect the warmth and intimacy of a smaller community, Sun City's scale is a genuine lifestyle consideration — not just a logistical fact.
