What Nobody Tells You
About Tohoqua Reserve — Kissimmee

Tohoqua Reserve is a newer 55+ community within the large Tohoqua master-planned development in Kissimmee — which means buyers are purchasing into something bigger and more complex than a standalone active adult community. Here are seven things the sales presentation consistently underemphasizes.

What the New Construction Presentation Doesn’t Cover

1. Tohoqua Reserve is the 55+ section within a larger mixed-age master plan — and that distinction matters daily

Tohoqua is a master-planned community developed by Dream Finders Homes spanning several thousand acres in western Osceola County. Tohoqua Reserve is the age-restricted 55+ section within that master plan. This means: residents drive through mixed-age sections to reach commercial areas, master plan amenities may be shared infrastructure, and the HOA structure involves both the 55+ section association and the master association. The age-restricted gate gives buyers their 55+ protected environment, but the broader community context is a large mixed-age development — not a standalone active adult campus like Solivita or Del Webb Sunbridge.

2. The active CDD adds $100–$180/month that almost never appears in listing comparisons

Tohoqua Reserve carries an active CDD. New construction in western Osceola County typically runs $1,200–$2,160/year in annual CDD assessment depending on phase and infrastructure allocation. On a $375K home at the mid-estimate: the all-in monthly carry is $275 HOA + $140 CDD + $220 tax + $208 insurance = $843/month before mortgage — not the $703 that a HOA-only comparison suggests. Request the CDD disclosure statement from Dream Finders before signing any purchase agreement. The CDD is not optional and does not go away when you close.

3. The NeoCity technology corridor is 10–15 minutes away — and it matters for long-term community growth

Tohoqua sits adjacent to Osceola County’s NeoCity technology development district — a state-supported initiative to build a semiconductor and advanced technology economic cluster in western Osceola County. Valencia College NeoCity Academy and semiconductor training facilities are already operational. The long-term growth implication: the corridor around Tohoqua is one of the more actively planned growth zones in the metro. Commercial, healthcare, and employment infrastructure are developing around this community in ways that favor long-term livability and resale fundamentals relative to mature areas that have already developed.

4. The amenity center quality reflects Dream Finders’ investment — verify what is complete vs what is planned

Dream Finders has invested in a genuine amenity center at Tohoqua Reserve. However, as an active-construction community, some amenity elements may be phased — meaning the full amenity vision in the sales presentation may not be complete when you close. Ask specifically: what amenity features are complete and operational today, and what is planned for future phases with projected completion dates? Get this in writing if amenity center completion is a significant factor in your purchase decision.

5. Osceola County’s 0.93% tax rate costs $228/year more than Lake County on a $375K home — permanently

Tohoqua Reserve sits in Osceola County at 0.93% effective property tax rate. Compared to every Clermont community in Lake County (0.85%), that costs approximately $228/year more on a $375K home after homestead. Over 20 years: $4,560. This is a structural cost that does not change and is not offset by any community-specific feature. Buyers comparing Tohoqua against Clermont alternatives should include this in their budget before deciding location is a minor consideration.

6. Drive times on US-192 vs SR-429 tell two completely different daily life stories

Tohoqua Reserve’s primary access to Orlando, Disney, and the Turnpike uses US-192 and US-27 — surface roads that carry heavy tourist and commercial traffic in the Kissimmee corridor. Buyers who are comparing Tohoqua against Del Webb Oasis (SR-429 access) or Del Webb Minneola (Turnpike 1 mile) should drive the actual route at a realistic time of day before making a location decision. A 30-minute drive on US-192 in light traffic is a different experience from a 30-minute drive on the Florida Turnpike. Daily friction compounds over 20 years in ways that are difficult to model in advance but easy to feel after six months of living it.

7. Dream Finders Homes is a publicly traded builder with a strong Florida track record — but smaller than Del Webb or Taylor Morrison

Dream Finders Homes (NYSE: DFH) is a Jacksonville-based regional builder that went public in 2021. Florida is their largest market. They are smaller by volume than PulteGroup (Del Webb) or Taylor Morrison, which means less brand recognition nationally but also less national volume pressure on individual community quality decisions. Florida-market buyer reviews of Dream Finders communities are generally positive on construction quality and customer service responsiveness. As with any builder, the superintendent running your specific phase matters more than brand reputation — visit recently completed homes and talk to buyers who closed in the last 6 months before forming a conclusion.
