On a $500,000 home, the annual tax bill is approximately $2,500–$3,000. After the NC homestead exclusion for qualifying 65+ buyers, it goes lower. This is better than Sarasota, better than Jacksonville St. Johns County, and competitive with Myrtle Beach Horry County.

Wilmington is a coastal city in North Carolina. Hurricanes and tropical storms are not theoretical — they are a recurring reality. Hurricane Florence in 2018 caused catastrophic flooding in the region. Hurricane Dorian in 2019 brought significant wind damage. Buyers should understand what their specific home’s flood zone designation is, what insurance costs, and what evacuation routes look like. This does not make Wilmington unlivable — locals adapt and return — but it is a material factor that deserves honest consideration.
Novant Health acquired New Hanover Regional Medical Center and operates a strong regional hospital system in Wilmington. But Wilmington does not have a top-20 national academic medical center. Jacksonville has Mayo Clinic. Nashville has Vanderbilt. Phoenix has Mayo Clinic Arizona. For buyers who are managing complex, serious medical conditions and want top-tier academic medicine accessible within 30 minutes, Wilmington is not the strongest choice in our coverage.
North Carolina’s 4.5% flat income tax (declining to 3.99% by 2027) applies to IRA withdrawals and pension income. Social Security is exempt. For buyers coming from zero-income-tax states (Florida, Tennessee, Nevada, Texas, Washington), moving to Wilmington adds a tax that did not previously exist. For a couple drawing $80,000 in non-SS retirement income, that is approximately $3,600/year. Over 20 years that is $72,000. The beach access and lower property taxes often offset this — but the income tax cost needs to be in the budget.
