Del Webb Oak Creek is the only Del Webb 55+ community currently selling new homes in the Fort Myers area — and one of only two Del Webb communities in all of Southwest Florida. It opened for sales in the summer of 2022 with a grand opening in January 2023. The community sits just off Bayshore Road in North Fort Myers, one mile west of I-75, approximately 20 miles from the Gulf Coast.
The site spans 418 acres, with 97 acres of protected nature preserves and 86 acres of lakes. As of mid-2025, the community is approximately 75% sold. Final sections remain available but the most desirable lots — premium lake views, specific floor plan configurations — are increasingly limited. Del Webb Oak Creek offers 12 single-family floor plans ranging from 1,405 to just over 3,000 square feet. All homes feature concrete block construction, impact glass standard, and smart home technology. Lot premiums for lake and preserve views apply on top of base price.
Del Webb Oak Creek's HOA fee of $750–$1,000/month is among the highest in the Lee County 55+ market. For context: Heritage Cove runs $350–$480/month; Cinnamon Cove runs $350–$500/month; Brandywine runs $300–$420/month. Del Webb's fee is roughly double these established communities.
What justifies the premium: the HOA includes lawn care and landscape maintenance for individual home lots (not just common areas), exterior pest control, high-speed fiber internet, and access to the full amenity package. For buyers who want a truly maintenance-free lifestyle where they never have to schedule a lawn service, this bundled model has real value. For buyers who would prefer to manage their own landscaping and pay less monthly, the established resale communities offer compelling alternatives.

Builder warranty (typically 1 year workmanship, 2 years systems, 10 years structural). New roof and new appliances mean minimal near-term maintenance costs. Tradeoffs: New construction HOA fees start high and may increase as the full amenity package activates. The community is still developing — the social fabric of a fully established community takes 3–5 years to mature. Some amenities may not be fully operational depending on build phase. Construction activity continues on remaining sections. And unlike a resale purchase, you can't negotiate price as aggressively with a national builder.
