K. Hovnanian’s Four Seasons is a well-established brand with its own track record, but buyers who are coming from a Del Webb community elsewhere may find the transition to a different builder more of an adjustment than they expect.
Four Seasons at The Estuary sits adjacent to Indian River Bay and the surrounding estuary ecology. This is a genuine differentiator — not marketing language. Sections of the community have water views, kayak and canoe access, and trail systems along the waterfront. The inland bay environment is part of the living experience at The Estuary in a way it simply is not at Del Webb Millsboro.
For buyers who will use that access — kayaking, fishing, morning walks along the water — it is a meaningful quality-of-life advantage. For buyers who primarily want a safe 55+ neighborhood with good amenities and will not use waterfront access regularly, the distinction matters less and Del Webb’s lower HOA and Pulte warranty may be the more relevant factors.
