Phase pricing only goes one direction

As K. Hovnanian releases each new phase, base pricing typically steps up. Buyers who wait for a “better deal” in a later phase are usually buying a smaller lot at a higher price, not a bargain.

Lot premiums vary enormously

Water-adjacent and premium-position lots can add tens of thousands of dollars over base pricing. Get the actual premium in writing for the specific lot you want before falling in love with a floor plan.

You’re buying into a construction zone for years

At 1,200+ planned homes, buyers in early phases should expect ongoing construction traffic, noise, and dust for several years as later phases build out. This is the trade-off for being an early buyer at lower base pricing.

HOA fees typically rise as amenities complete

Early residents sometimes pay a lower HOA before all amenities are finished, with increases as clubhouse phases, pools, and infrastructure come fully online. Ask what’s built versus planned before assuming today’s fee is permanent.

No on-site golf

Unlike Heritage Shores or The Peninsula, The Estuary has no golf course. If golf is central to your retirement plan, this is not your community — compare those two instead.

The resale market is still thin but growing

As one of the newer large-scale communities in the corridor, resale inventory is smaller than at older communities like Heritage Shores. Expect fewer resale choices in any given month, though this is changing as the community matures.

Indian River Bay access is a real amenity, not marketing

Sections with bay adjacency genuinely offer water views and easier boating/fishing access — this is one of the few tangible differentiators versus inland Millsboro-area competitors like Del Webb Millsboro.

Tour on a weekday during active constructionThe best way to understand years 1–5 as an early Estuary resident is to visit while construction is actively underway elsewhere in the community. If the noise and traffic on a weekday tour doesn’t bother you, you have a realistic sense of what ownership will feel like until build-out completes.
